A boiler service is an annual check and test of the various boiler components, including cleaning of internal parts connected to and including the main burner, to prevent any blockage of sediment that may cause your boiler to fail/ produce dangerously high levels of Carbon Monoxide. An annual boiler service carried out yearly, will also help determine whether your boiler is working efficiently or not.

We offer two levels of boiler service:-

Standard Annual Service: we check the safe operation of the boiler and controls, carbon monoxide alarm and clean the condense trap. We also check the combustion of the main burner to make sure all the levels are correct and efficient, and operating safely to prevent dangerous levels of Carbon Monoxide.

Full Strip Down Service: Includes a standard service plus cleaning out the main heat exchanger and burner. We will recalibrate your gas valve to ensure your emissions and performance are to the optimum. This takes more time and skill but will save you money in the long term. We also clean up the main burner electrodes and give a more thorough job report.  We recommend this service to any new homeowner or to those who haven’t had their boiler serviced fully in the last five years.

  • The Standard Annual Service can 30-45 minutes to complete.
  • The Full Strip Down Service can take 60-90 minutes.
  • We also aim to provide you with a same day repair to prevent our customers from spending a day/night without hot water and heating.

Visual Inspection: We will look at your boiler and its controls to identify the parts that are working correctly, including the flame of the boiler. During the visual inspection, our engineers will source any weak points such as gas leaks and/or corrosion damage.

Removal of the Casing: This enables our engineer to check the heat exchanger, main injector, burner, and spark probe.

Flue Check: This allows us to make sure there are no obstructions around the flue terminal, to ensure the flue is safely fitted and check for integrity, to confirm if any dangerous emissions are being discharged.

Gas Pressure Check: Our engineers will check the gas pressure of your boiler to ensure it is operating efficiently.

Boiler Fired Up: Our engineer can see if there are any working faults in the boiler.

Once the service is complete, we will provide you with a report showing the performance, any advisories and ongoing boiler care. The report will also guide you on how to look after your boiler so that it operates efficiently and effectively

We recommend having your boiler serviced annually to avoid any further costly repairs down the line.

You can tell if your boiler needs a service if:

  • You haven’t booked one in for over 12 months.
  • The pilot light keeps on turning off, that is a sign your boiler is not functioning properly. The pilot light is the ignition for the boiler. If it’s not on, that means the boiler is not working.
  • For boilers where the flame is visible, if the pilot light is burning with a yellow flame, it could be leaking carbon monoxide.
  • You start hearing unusual noises and they are not fading, this will mean the boiler is not working properly.
  • The heating is on, and your home still feels cold, there may be cold spots on your radiators, or some radiators are not getting as hot as others. This means the boiler circulation could be restricted and corroded.

It is a legal requirement for a landlord to have a Gas Safety Certificate or CP12 for every gas appliance in each rental property. The certificate should be renewed annually.

A Powerflush is a cleansing process which removes deposits of sludge, rust and any other debris from your central heating system, pipes, and radiators.  These deposits if left can seriously affect the efficiency of your heating system and can cause cold spots in your radiators, even after bleeding them.

Over time the water in your pipes, boiler and radiators deposits unwanted by-products like rust, which becomes a mud-like substance referred to as ‘sludge’. Sludge can cause to blockages and corrosion which will lead to both inefficiency and / or breakdown.

Gas fires and stoves can provide heat efficiencies of up to 90% and outputs of up to 6.9kW if used to heat a single room at a time. However, efficiency can vary depending on the style of the appliance. We recommend installing an audible carbon monoxide alarm for safety reasons when a gas fire is installed and in use.  Currently using an electric fire (December 2022) is more expensive.

We recommend you service your gas fire annually.

We were called to Tony’s home to do an emergency service of their boiler in June 2022, after reports of a loud rumbling sound every time the boiler was in use for the heating or hot water. The cause was quickly diagnosed as products of combustion restricting the flow of gas into the main burner. A full strip down service was completed that immediately improved the situation, however, some of the particles had found their way into the gas valve and combustion fan which then also needed replacing. If the boiler had been serviced sooner than this, it would most likely not have needed the parts and fitting added to the cost.

The work was needed to be completed urgently as reports from neighbours of disturbance had been received, and the customer said it sounded like roadworks or a motorbike was in the house!

In this case we were able to redeem the boiler from needing replacing, with new parts and some TLC from our knowledgeable engineers.
